Irving splits between the stucco-and-tile developments out at Las Colinas and Valley Ranch, and the older 1960s and 70s stock closer to Old Town. The first group is about stucco repair and HOA approvals; the second is about wood.

On Las Colinas and Hackberry Creek elevations the cracks at window corners are frame movement, not coating failure, so they get opened and patched with a compatible mix rather than bridged with caulk. Those neighborhoods also tend to have architectural review, so we prepare the color submittal and wait for approval before scheduling.
