Arlington spans fifty years of housing in one city.

Arlington is big enough to contain several different painting jobs. Interlochen and the older north-central streets are 1950s and 60s ranches with original wood trim; the western suburbs are eighties and nineties brick; Viridian is new construction still on its builder coat.

On the older ranches the work is carpentry before paint — low-slope fascia with almost no overhang, and single-pane trim that wants glazing repair first. In the newer neighborhoods it is the opposite: sound substrate, thin original coats, and a recoat in something washable. We price those two very differently rather than applying one rate across the city.
